Do not believe the hype:

With the implosion of the mortgage market you need a Lender or broker (joker) to be honest with you.

If your husbands credit score is 550 you will not receive a 100% financing that is an outright lie point 1

Point 2 If your husbands credit score is a 550 and he has current collections they will need to be paid first.

Point 3 if you have no credit you will need to show a bill pay history.

Point 4 The max loan to value you can receive with a score below 575 is 97% is you go fha 94.99% if you go fannie mae or freddie mac.

A home is the biggest investment you will make besides your marriage and children. It can be emotional and cumbersome please talk to an experience lender it can be a broker or a lender- A bank in your situation is out of the question.</description>

The foreclosure is going to hurt him.  The amount of the loan is not a lot and he can pay it with his income.  Someone will approve you but you might have to look around.  Your interest rate will be high.  You might be able to refinance that later, maybe not.</description>

First, do not contact online predators.  Spammers, like Marty from Premier Loan Sharks, are wanting to prey upon your situation, not help.  You can suffer worse then financial lose, you could be giving your credit information to an identity thief and suffer for years to come.   It is especially hard to deal with if you deal with anotehr country, there is no way to know where someone online is really located and if you have any legal rights if they steal from you.</description>

I got 100% financing for a customer two weeks ago with a 504 score, I don't think you should have an issue, you rate wont be 6% but you should be able to get financing. any money to put down? that will also help in the rate if you do. need more help go to my website. hope this helps.</description>

At least it sounds like honesty is on your side. The credit score isn't going to make many people jump up and offer loans right away. The best thing that you can do is go talk to a real estate agent and lay out your cards. They deal with local people and might be able to help you out. I would stay away, far away from any loan offers you get from this question. It isn't that all people are dishonest, but one person's needs draws out the worst in some people. Let the real estate agent work with you. You know that he is going to be around for a long time.
